Your listing, turned into Reelty.

1. Acceptance of Terms

These Terms of Service (the “Terms”) are a binding agreement between you and Reelty Studio, operated by Aarav Shah (“Reelty,” “we,” “us” or “our”). By visiting this website, submitting an order or paying an invoice, you agree to these Terms. If you do not agree, do not use the website or the Service. You must be at least 18 years old and, if you act for a business, you confirm you have authority to bind it.

2. Definitions

“Service” means the production and delivery of a promotional listing video. “Video” means the finished video we produce for you. “Preview” means a watermarked version of the Video provided for your review. “Listing Materials” means the photographs, text and other content from your listing that you direct us to use. “Order” means a request for the Service submitted through this website.

3. The Service

For a flat fee of $400, we produce one Video of approximately 90 seconds to 2 minutes for one property and deliver it digitally. Bundles, multiple properties and other arrangements are available only under a separate written agreement or confirmation from us. We may decline or cancel any Order at our discretion.

4. Orders

You must provide an accurate link to your listing and accurate contact information. An Order is accepted only when we confirm it by email. Submitting an Order does not obligate you to pay unless and until you approve the Preview as described below.

5. Your Content and Representations

You represent and warrant that (a) you own the listing or are authorized to market the property; (b) you own the Listing Materials or have all rights, licenses and permissions needed for us to use them, including from any photographer and under any platform’s terms; (c) our use of the Listing Materials as you direct will not infringe or violate any third party’s rights or any law; and (d) the Listing Materials fairly depict the property. You grant us a limited, non-exclusive license to access, copy, edit and use the Listing Materials solely to provide the Service and, subject to the section on Ownership and Licenses, to display the Video.

6. Production and Preview

After accepting your Order we will produce the Video and send you a private, watermarked Preview. The Preview is provided solely for your evaluation and may not be published, shared publicly or used for marketing.

7. Fees, Invoicing and Payment

The fee is $400 in U.S. dollars, plus any applicable taxes. We do not charge you when you place an Order. After you approve the Preview, we will send an invoice through Stripe, payable on receipt. Payments are processed by Stripe and are subject to Stripe’s terms; we do not receive or store your full card number. We may withhold the final Video until payment is received in full. You are responsible for any fees imposed by your bank or card issuer. You agree not to initiate a chargeback for a Video you approved and received.

Partner rates. Real estate professionals may be offered wholesale partner rates, currently estimated at $200 to $250 per video, under a written Realtor Partnership agreement. Partner rates may vary by partnership, are not binding until set out in a signed agreement, and depend on meeting the minimum monthly video requirement. See the section on Realtor Partnerships. The $400 fee above applies to orders placed without a partnership.

8. Realtor Partnerships

(a) Separate agreement. Reduced or wholesale pricing for real estate professionals (a “Realtor Partnership”) is available only under a written partnership agreement signed by both parties. Any wholesale price shown on this website or discussed with you is an estimate and is not binding until it is set out in a signed agreement.

(b) Minimum monthly requirement. To receive and keep wholesale pricing over the long term, the Realtor must meet the minimum monthly video requirement stated in the agreement. If the requirement is not met, we may adjust pricing to our standard rate or as the agreement provides.

(c) No obligation to send every listing. A Realtor is not required to send us every listing. However, while wholesale pricing applies, Reelty Studio will be the Realtor’s exclusive provider of listing videos.

(d) Agreement controls. Terms of a Realtor Partnership are generally discussed and agreed one-on-one. If the agreement conflicts with these Terms, the agreement controls for that partnership, and all other provisions of these Terms continue to apply.

9. Approval; No Revisions

We do not offer revision rounds. You may approve the Preview or decline it. If you decline, you owe nothing and we will not deliver the final Video. Your approval confirms that you have reviewed the Preview and find it acceptable, including its accuracy. If we do not hear from you within a reasonable time after sending the Preview, we may close the Order.

10. Delivery

We deliver Previews and final Videos by private link sent from ReeltystudioLLC@gmail.com. Delivery is complete when we send the link. You are responsible for downloading and retaining your files, and links may expire. We will never ask you for a password, or for card details by email, text message or phone call. If you receive a message that appears to be from us but asks for such information, do not respond and contact us.

11. Ownership and Licenses

You retain all rights in the Listing Materials. We and our licensors retain all rights in our tools, methods, templates, branding, watermarks and any third-party elements, such as music, included in the Video. Upon payment in full, we grant you a non-exclusive, worldwide, perpetual, royalty-free license to use, reproduce and display the Video to advertise and market the property. You may not extract, resell or separately license the third-party elements. Unless you notify us in writing that you do not consent, you grant us a non-exclusive, worldwide, royalty-free license to display the Video, and the Listing Materials as incorporated in it, in our portfolio, on our website and on our marketing channels.

Reelty branding. Unless we agree otherwise in writing, including in a Realtor Partnership agreement, you agree that we may add a short Reelty Studio end card, showing our logo, name, slogan and website, to the end of the final Video. The end card is part of the Video as delivered, and you agree not to remove or alter it without our written consent. Previews may carry a watermark, which is removed from the final Video after payment.

12. AI-Assisted Production and Accuracy

We use artificial intelligence-assisted tools to produce Videos from your Listing Materials. We aim to depict the property as it is and not to add rooms, fixtures, furnishings or views that do not exist, but the Video is a creative representation and may contain imperfections. You must review the Preview for accuracy before approving it. You are solely responsible for ensuring that your use of the Video is truthful and complies with applicable law, platform rules, MLS rules and any requirement to disclose that media has been digitally created or altered.

13. Statistics, Estimates and No Guarantee of Results

(a) Estimates only. Statistics, percentages, price ranges, charts, counters, comparisons and other figures shown on this website, in our videos and in our marketing, including any figure marked with an asterisk (*), are estimates provided for general informational and illustrative purposes. They are rounded, are not exact to the decimal, and should not be relied on as precise or guaranteed measurements.

(b) Sources and testing. Such figures may reflect a combination of publicly available industry commentary, general marketing benchmarks, informal observations and internal analysis. To the extent any figure is described as reflecting testing, observation or analysis performed by or on behalf of Reelty Studio, that work was informal and limited in scope, sample size and duration, was not conducted under controlled or scientific conditions, and has not been audited, verified or certified by any independent third party.

(c) May not apply to you. Results depend on many factors outside our control, including property type, location, price, season, market conditions, the quality of photographs, platform algorithms and policies, advertising spend, competing listings and the behavior of buyers or guests. Figures observed or reported elsewhere may not apply to your property.

(d) Pricing comparisons. Price ranges for photographers, videographers or other providers are estimates of what some providers may charge in some circumstances. Actual prices vary widely by market, scope and provider. Any savings we describe are illustrative estimates, not promises.

(e) No guarantee. We do not guarantee any number of views, impressions, inquiries, showings, offers, bookings, occupancy, sale price, speed of sale, revenue, savings or reduction in advertising cost.

(f) Third parties. Names of listing and rental platforms are used only to describe where a video may be used. No figure is attributed to any platform, and no platform has verified or endorsed any figure.

(g) Your decisions. You acknowledge that you are responsible for your own marketing decisions and for compliance with advertising and disclosure laws, and that you have not relied on any statistic as a promise of results.

(h) Changes. We may update or remove any figure at any time without notice.

14. Third-Party Platforms

Listing and rental platforms, such as Vrbo and Zillow, set their own rules for video and media, which change over time. We make no promise that any platform will accept, approve or display your Video, and you are responsible for complying with each platform’s terms. Platform names belong to their owners, and Reelty Studio is not affiliated with, endorsed by or sponsored by them.

15. Acceptable Use

You agree not to (a) submit unlawful, infringing, deceptive or harmful content; (b) use the Video to misrepresent a property; (c) interfere with or attempt to gain unauthorized access to this website; (d) use automated means to scrape or copy this website; or (e) use the Service in violation of any law.

16. Privacy and Data

We collect the information you submit, such as your name, email address, phone number and listing link, to provide the Service, communicate with you and operate our business. We share it only with service providers that help us do so, such as payment, form, email and hosting providers, and we do not sell your personal information. We use reasonable measures to protect it, but no system is completely secure.

17. Disclaimer of Warranties

THE WEBSITE AND THE SERVICE ARE PROVIDED “AS IS” AND “AS AVAILABLE.” TO THE FULLEST EXTENT PERMITTED BY LAW, WE DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE AND NON-INFRINGEMENT. WE DO NOT GUARANTEE ANY NUMBER OF VIEWS, INQUIRIES, BOOKINGS, SALES OR OTHER RESULTS, AND ANY STATISTICS ON THIS WEBSITE ARE ESTIMATES ONLY.

18. Limitation of Liability

TO THE FULLEST EXTENT PERMITTED BY LAW, REELTY STUDIO WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, REVENUE, BOOKINGS OR DATA, ARISING OUT OF OR RELATING TO THESE TERMS OR THE SERVICE. OUR TOTAL LIABILITY FOR ALL CLAIMS RELATING TO A VIDEO WILL NOT EXCEED THE AMOUNT YOU PAID FOR THAT VIDEO. SOME JURISDICTIONS DO NOT ALLOW CERTAIN LIMITATIONS, SO THESE MAY NOT APPLY TO YOU.

19. Indemnification

You agree to defend, indemnify and hold harmless Reelty Studio and Aarav Shah from any claims, damages, losses and expenses, including reasonable attorneys’ fees, arising from the Listing Materials, your use of the Video, your breach of these Terms or your violation of any law or third-party right.

20. Term and Termination

These Terms apply for as long as you use the website or have an open Order. We may suspend or terminate access at any time. Sections that by their nature should survive termination, including those on payment, licenses, disclaimers, liability, indemnification and governing law, will survive.

21. Governing Law and Disputes

These Terms are governed by the laws of the State of New Jersey, without regard to its conflict-of-law rules. Before filing a claim, you agree to contact us and try in good faith to resolve the dispute informally for at least 30 days. Any claim not resolved informally will be brought exclusively in the state or federal courts located in New Jersey, and you consent to their jurisdiction.

22. Changes to These Terms

We may update these Terms from time to time. The version posted here applies to new Orders, and the “Last updated” date shows when it last changed. Continued use of the website after an update means you accept it.

23. General

These Terms are the entire agreement between you and us about the Service and replace any earlier understanding. If a provision is found unenforceable, the rest remains in effect. Our failure to enforce a provision is not a waiver. You may not assign these Terms without our consent. We are not liable for delays caused by events beyond our reasonable control. You agree that we may communicate with you electronically.
